What Surprises Will Happen With Solano County’s New Rent Control?

Solano County’s New Rent Control Caped At 5% Plus Inflation

The non surprise part is how rent control may reduce Solano homelessness. Tuesday Oct 8, 2019 the California governor enacted one of the strongest tenant protection bills in America, not to mention California.  Residential rents have a 5 percent ceiling plus inflation. Landlords have stronger litmus tests to meet before they can evict tenants renting their properties,

Governor Newsom complained about California’s high cost of living when bringing California’s rent control. The crazy Solano homelessness is getting way out of control, bothering businesses not only in Solano County, but even more so in San Francisco and Los Angeles.

So how will California’s new law effect Solano’s rent control? The anti Solano real estate investors advocate against “egregious” rent increases. They pushed for a form of rent stabilization. The long term effects from Solano’s rent control are:

Landlords may sell their properties for less than what they would get if Solano’s rent control never took place. The investors may buy commercial real estate like retail or office buildings for rent.


Solano real estate developers will be less inclined to build additional apartment buildings for rent.  They may choose Texas instead.

While Solano’s rent control allows landlords to prices it’s less than they may have planned.  Renters get more protection in Solano County’s Vacaville, Fairfield, Suisun, Dixon, Vallejo, Rio Vista and last but not least Vallejo.  Vallejo itself is grappling with its own Vallejo rent control issues.

Rent control in other cities like Santa Monica, San Francisco and New York city show Solano’s rent control may be a good short term solution, but will limit future housing properties for rent.
